We take pride in helping rental owners make the most out of their investment properties while experiencing excellent customer service. We want you to remember that we are here to serve you and provide the best possible property management experience.

With that being said, here is what you can expect from us:

  • Consistent communication.
  • Positive attitudes.
  • Fair Pricing-one of our core values is integrity. We commit to charging fair and reasonable prices on our services.
  • Quick Responses-while we aim to respond in the same business day, you can expect that we will return your communication within 24 business hours.
  • Communication throughout the applicant screening process where you can have as little or as much input in the decision process.
  • We follow Fair Housing Guidelines.
  • Monthly Statements emailed by the 15th of the month-including summary of expenses and planned distribution amount.
  • No surprise expenses on your monthly statement.
  • Monthly distribution deposited by the 15th of each month.
  • All expenses to be communicated prior to work ordered unless it is an emergency repair.
  • To treat your tenants with kindness and respect while holding firm on the expectations outlined in their lease package.
  • Year end statement for tax purposes in January.
  • 1099 in January.

How to get started with us:

  2. Provide the property address so we can run a rental analysis and do our
    research-if you are local, we would love to meet you at the property!
  3. We will send you our Property Management contract to review prior to signing in case any customizing is necessary. Once the contract is agreed upon we can sign in person or via DocuSign.
  4. In addition to the contract, we will have you complete the following forms at the same time:
    ● W9
    ● Authorization for Direct Deposit
    ● Owner Information Worksheet-link to this
    ● Property Information Worksheet-link to this
  5. Provide BGPM with $300 via check or Venmo. $250 of this will be held in our Client Trust Account as a Property Reserve and $50 will go to BGPM for the one time set-up fee.
  6. Notify your insurance company of rental status and provide copy of insurance with BGPM listed as “additional insured”.
  7. Provide us with any photos or special instructions you may have.
  8. Provide us with keys and garage door openers.
  9. Determine scheduled duties such as cleaning and carpet cleaning.
  10. If the property is already occupied by a tenant, provide us a copy of the lease agreement and tenant contact information. If you are transitioning from another Property Management Company you can provide us with a contact person there so we can request this information including the Tenants’ Security Deposit.

Preferred Methods of Communication

★ We love talking to our clients! Please feel welcome to pick up the phone and give us a ring. Call us on weekdays between the hours of 9am and 5pm.
★ For all written communication we prefer email. It is much easier for us to respond to and reference at a later time. Please refrain from texting. We find it difficult to manage tasks and offer ample responses via text.
★ Monthly Owner Statements-we send you statements monthly but also use this as an opportunity to check in with you and provide any updates.

Our Tools:

Tenant Cloud is the Property Management software that we use. It is a website and an app for your phone. All owners and tenants have their own private, secure portals to view any shared documents, accounting transactions, etc. We are big believers in transparency and want you to have 24/7 access to all important information regarding your rental properties.
